Johor SEZ Rents and the Supply Caveat

Stacked Homes reported on 6 October 2026 that, according to research from a property consultancy, residential property in the nine flagship zones of the Johor-Singapore Special Economic Zone recorded yearly price growth of 7% to 9%, against 2% to 4% across the whole of Johor. Rental yields in those zones averaged about 6% to 8% against 5% to 6% statewide over the same period, which the consultancy linked to corporate housing demand. The report also carries an oversupply caveat, covered in the opening notes and followed by three questions.

The caveat is a supply figure. Stacked Homes reported that Johor plans to add 115,000 homes by 2030, while about 9,972 units were unsold in Johor in 1H2026, more than double the unsold stock in Kuala Lumpur. A chief executive of a Malaysian property platform said growth will differ by area because supply varies, and told investors to proceed with caution. The consultancy argued that the RTS-corridor and CIQ-catchment sub-markets are decoupled from the generic high-rise serviced-apartment oversupply. Both views appear in the same report, and neither is a forecast. The report presents corporate rentals as a segment of its own, defined by location, building age and management, and it does not attach a price outlook to any individual project.

Question 2: Who Rents There? A Note for Parktown Residence Readers

Stacked Homes noted that the Johor Bahru-Singapore RTS Link, from Woodlands North to Bukit Chagar, has been delayed to February 2027. The consultancy described a new asset class of specialised corporate rentals: master-planned mixed-use developments built in the last 10 years, clustered 1 to 3 km from the RTS terminus, the JB CIQ, the city centre or the Medini and Iskandar Puteri employment nodes, with one- to three-bedroom layouts, professional management and strong security. Corporate tenants prioritise security, proximity to international schools or major highways and the RTS, and walkable amenities. Under a hub-and-spoke model described in the report, strategic and financial roles stay in Singapore, while technical, operational and engineering staff, such as data centre engineers, automation specialists and supply chain and manufacturing process managers, are likely to be based in Johor.
