Stamp Duty at Parktown Residence: A Worked Example

Stamp Duty at Parktown Residence in Brief

Every buyer at Parktown Residence pays Buyer’s Stamp Duty, worked out in bands on the purchase price, and many also pay Additional Buyer’s Stamp Duty according to residency and the homes they already own. Both fall due within 14 days of signing the sale and purchase agreement.

The examples below use three illustrative figures, not prices at the development: $1,500,000, $2,500,000 and $3,500,000. The Sales Concierge shares the current price list on request.

The Bands Behind a Parktown Residence Purchase

Since 15 February 2023 the residential bands have been 1% on the first $180,000, 2% on the next $180,000, 3% on the next $640,000, 4% on the next $500,000, 5% on the next $1,500,000 and 6% on anything above $3,000,000.

Because each slice carries its own rate, the effective rate rises gradually with the price. On a lower figure most of the price sits in the 3% and 4% bands; on a higher one, more of it reaches 5% and 6%.

Working Through an Illustrative Parktown Residence Figure

Take an illustrative $1,500,000. The first $180,000 at 1% gives $1,800; the next $180,000 at 2% gives $3,600; the next $640,000 at 3% gives $19,200; and the remaining $500,000 at 4% gives $20,000. The four slices add up to $44,600.

As a share of the price that is about 3.0%. The stamp duty calculator runs the same bands on any figure and rounds down as IRAS does.

Adding ABSD for Parktown Residence Buyers

ABSD is one rate on the whole price. As at October 2026, Singapore Citizens pay 0%, 20% and 30% for a first, second and third property; Permanent Residents 5%, 30% and 35%; foreigners 60%; and entities 65%.

On the same illustrative $1,500,000, a Citizen buying a first home pays $44,600 in total. A Permanent Resident buying a first home adds $75,000, for $119,600. A Citizen buying a second home adds $300,000, for $344,600.

Larger Illustrative Examples for Parktown Residence

On an illustrative $2,500,000, Buyer’s Stamp Duty comes to $94,600: $44,600 on the first $1,500,000 and $50,000 on the remaining $1,000,000 at 5%. A Citizen buying a second home adds $500,000 of ABSD.

On an illustrative $3,500,000, the duty is $149,600: $44,600 on the first $1,500,000, $75,000 on the next $1,500,000 at 5% and $30,000 on the remaining $500,000 at 6%. ABSD for a Citizen buying a second home would be $700,000, which is why the order of buying and selling is usually the first question for an upgrading household.

Remission and Refunds at Parktown Residence

A married couple with at least one Citizen spouse, buying their first home jointly, may apply for ABSD remission. A couple who buy a second home and sell the first within the period IRAS allows may apply for a refund of the ABSD paid.

In both cases the duty is paid first and the refund or remission follows on application, so the cash is still needed within 14 days of signing.

Seller’s Stamp Duty and Parktown Residence

Seller’s Stamp Duty applies only when a home is sold within four years of purchase. For properties bought on or after 4 July 2025, the rates are 16% in the first year, 12% in the second, 8% in the third and 4% in the fourth.

For most owners of a home completing in 2030 or 2033, the holding period will have passed by the time the unit is ready, but the rule matters for anyone considering a sale earlier.

When Duty Is Paid at Parktown Residence

Buyer’s Stamp Duty and any ABSD are due within 14 days of the sale and purchase agreement, which is itself signed within the period set out in the option to purchase. Together with the 5% booking fee, they form the first cash outlay.

The progressive payment calculator places the duty alongside the instalments, and the payment scheme page lists the stages. Rates were checked against IRAS on 15 October 2026; confirm them with IRAS or a lawyer before signing.

This article is general information as at the date shown and is not financial, legal or tax advice. Statutory figures are from IRAS and MAS; particulars of Parktown Residence are from the developer’s brochure and announcements. Figures marked illustrative are not prices at the development.
