Investor Notes on 296 September Sales

EdgeProp reported on 15 October 2026, from URA data, that developers' September 2026 sales of new private homes outside executive condominiums came to 296 units. That is 16.1% above September 2025 and 93.5% above August 2026, with sales picking up after the Lunar Seventh Month ended on 10 September.

For an investor reading the release, the first cut is by region. The Rest of Central Region took 131 units, or 44.3%, the Outside Central Region 125 units, or 42.2%, and the Core Central Region about 40 units, or 13.5%. The first two together made up 256 units, 86.5% of developer sales. Put differently, the two regions outside the core accounted for more than eight in ten developer sales in the month, while the Core Central Region contributed about one in seven.

Launch Counts and Best Sellers, Filed for Parktown Residence Readers

On the supply side, 158 units were launched for sale in September, up 36.2% from 116 in August and 7.9 times the 20 launched in September 2025. Amberwood at Holland was the only condominium launched in the month, debuting on 25 September, with 24 units sold, or 11% of its 212 units, and take-up of 33% of the 70 units released in the first phase. More than 60% of the units sold there were four- and five-bedroom homes. Landed homes made up 19 of the 296 sales, the highest monthly landed volume since April 2018, according to one analyst, who said wealth accumulation lets more Singaporeans already in private property buy new landed homes. Luxus Hills sold 18 terraces and Belgravia Ace sold 9 semi-detached strata landed homes in the month. The best sellers by volume were:

1. Terra Hill, with 32 units.
2. The Sen, with 25 units.
3. Amberwood at Holland, with 24 units.
4. Lentor Gardens Residences and Dunearn House, which also appeared on the best-seller list.

Nine-Month Totals Behind the Parktown Residence Picture

In 2026 up to the report, developers launched about 4,790 units, down 41.9% from 8,247 a year earlier, and sold about 5,334 units, down 30.4%. One analyst attributed the lower volume to a limited new-launch pipeline, noting that several GLS sites awarded earlier are expected to reach the market only in 2027. Another analyst tied the September volume to strong take-up of three- and four-bedroom homes at existing projects, including Lentor Mansion and Terra Hill, and said continued sales after July launches suggest buyer interest extends beyond launch periods. Launches rose 36.2% from August while sales rose 93.5%, so sales outpaced launches in the month. EdgeProp's own headline framed September as a month in which larger-quantum deals dominated, and it listed Lentor Gardens Residences and Dunearn House among the projects that kept selling after their launches.

Parktown Residence is a private condominium (non-EC) on a 99-year lease from 9 October 2023, at Tampines Street 62 in District 18, outside the Central Region. It offers 1,193 homes in twelve blocks above a one-storey podium and two basements, within Tampines' first fully integrated development, which combines a retail mall, Tampines North MRT station (CR6), an air-conditioned bus interchange, a hawker centre and a community club. Site area is about 50,680 sq m at a plot ratio of 2.5, and the developer is Topaz Residential Pte. Ltd., a joint venture of CapitaLand Development, UOL Group and Singapore Land Group.
